Berlin-Wilhelmstadt is located near the Havel and has the highest property prices in Spandau
Berlin-Wilhelmstadt is a sought-after part of the district of Spandau and is located south of the centre of Spandau. It is bordered by Scharfe Lanke/ Stößenseebrücke to the east and Weinbergshöhe/ Staaken to the west. Pichelsdorfer Straße with its classic Berlin old buildings and listed, historic housing estates around Grimnitzsee lake and Pichelsdorf itself with its breathtaking view over the Havel river are also part of this district.
Wilhelmstadt borders Gatow to the south and the „Rieselfelder“ fields to the southwest. Heerstraße runs through the middle of Wilhelmstadt and provides a direct link to Charlottenburg and out of town to Dallgow-Döberitz and the A10 motorway ring. The most sought-after plots are south of Heerstraße on the banks of the Havel, on Haveldüne or Weinbergshöhe.
The Haveldüne is an elongated hill that stretches from Pichelsdorf via Gatow to Kladow along the banks of the Havel and westwards somewhat towards Hahneberg/ Staaken. Here you will find a mature development of single-family homes with the highest land prices in Spandau. The prices represent the high recreational value, the proximity to the water, the privileged position on the hill, the peace and quiet, and the good connections to both Spandau’s centre and Charlottenburg.
Along the banks of the Havel, one water sports club follows another. Several marinas, yacht harbours, boatyards and boat rental stations as well as waterside restaurants attract many water-loving tourists and Berliners. On the eastern bank of the “Scharfe Lanke” you can even find the world’s only “wet” deep water simulation facility.
In this diving tower facility of the Federal Teaching and Research Institute (BLFS), sports divers of the DLRG (Deutsche Lebens-Rettungs-Gesellshaft e.V.) can simulate diving depths of up to 150 metres, gain experience in deep diving and simulate diving accidents.
This is also the gateway to Europe’s largest inland waterway. The water connections reach as far as the Baltic Sea or the North Sea. A large network of hiking and cycling trails also lies at your feet here.
North of Heerstrasse, on the other hand, you will find mainly larger apartment buildings and mixed development with urban infrastructure, many small pubs and snack bars and various shops.
