Berlin-Spandau is a Berlin district rich in forests and water and a borough of the same name with its own urban infrastructure.
Spandau is older than Berlin and already had its own town charter in the 13th century. The old town lies at the mouth of the Spree into the Havel. The fortress built there was converted into a citadel during the Renaissance, which is completely symmetrical and surrounded by water. Today it is used as a museum and event venue. The adjoining old town is also surrounded by water and is mainly characterised by half-timbered houses and narrow streets. The Gothic brick church of St. Nikolai dates from the 15th century and attracts many culture enthusiasts with its concerts and organ services.
Spandau’s old town was unfortunately badly destroyed during the Second World War, but was rebuilt relatively faithfully in the 1950s-1970s. Today it forms the largest continuous pedestrian zone and is also home to Berlin’s oldest building, the Kolbe House.
So you can not only go on historical discovery tours here, but also shop extensively and enjoy the diverse gastronomic offerings and the variety of shops. Many different markets and festivals or cruises on the Havel attract numerous visitors and tourists.
With the settlement of Siemens and other industries to the east of the old town along the Spree in what is now Siemensstadt, Spandau as a whole grew into a very important business location. Today there are numerous service and supply facilities and a well-equipped infrastructure. At the same time, there are also extensive woodlands and water areas to the north and south of the old town, which are very popular with Berliners and their guests as a place for excursions and recreation.
Property prices in Berlin-Spandau are no longer low
For a long time, property prices and standard land values in Berlin-Spandau were much lower than in the rest of Berlin. As Spandau has excellent rail, S-Bahn and U-Bahn connections to the centre of Berlin, it was an insider’s tip among investors for a long time. Since around 2015, however, prices here have also risen extremely because the demand for residential property in Berlin is very high and the market is slowly drying up. It is becoming increasingly difficult for young couples and families to buy their own home in Berlin.
In Spandau, with its good infrastructure and connections, you can sometimes still be lucky to find an affordable property. However, you have to move to neighbouring districts such as Staaken, Haselhorst or Falkenhagener Feld or other districts of Spandau, because the 10-minute drive to Berlin-Mitte or Berlin-Charlottenburg has made the prices directly in the district of Spandau, around the Spandau railway station, equally unaffordable. If you own a property here in the centre of Spandau, you can now definitely benefit from the high prices and high demand.
