Determine the current market value of your property in just 5 simple steps:
Property valuation of different qualities
There are many reasons to value a property. The first thing that comes to mind is, of course, the sale of real estate. The aim of this property valuation is to determine the realistically achievable sales proceeds of the house, flat or land. The more professional the valuation, the more planning security the seller has.
In most cases, the proceeds from the sale are earmarked for another project: for the next property or to finance the next period in life, e.g. as an allowance for retirement. Every property sale or purchase marks the transition from one stage of life to the next.
This is usually associated with major life events that result in a change, such as:
- Change of job or location
- Old age and care
- Education and training
- Separation and divorce
There is always a lot of money and future existential concerns at play, which is why a market-driven valuation by a professional such as an estate agent is very important.
The right expert for your property valuation
It is absolutely advisable to have a property valuation carried out by a suitable specialist right at the beginning of the planning process and to seek advice if necessary.
This will save you time, money and also nerves, because an appropriate property valuation is the basis for the smoothest and straightest possible course of the sales process or provides legal certainty in court or for tax purposes.
Depending on whether the property valuation is needed for the free sale or for a judicial or tax requirement, either an experienced real estate agent or a certified expert for property valuations should be consulted.
Property valuation for the purpose of selling real estate – online valuation or detailed consultation with property inspection?
It is best to have a property valuation for the purpose of selling real estate prepared by an experienced real estate agent who has a close connection to the region and also knows what is happening in the market from daily practice on site. In most cases, valuations by real estate agents are inexpensive or even free of charge.
The real estate valuation by a real estate agent is not designed to be legally secure, but rather evaluates the property with regard to current market events and determines a realistic sales value based on current supply and demand, the location and the condition of the property.
You can have online valuations done in a few minutes or reliable market analyses with property inspections
The former may be sufficient for an initial orientation in the phase of roughly sounding out one’s own possibilities, but in the end it is not very informative because usually only general and not specific values are taken into account, such as general location, areas, type of building.
However, if you are seriously considering selling your property, we strongly recommend a specific and serious valuation with an inspection. An actual walk-through of the property is there to raise any important specific issues regarding the property, the land and the micro-location that may affect a valuation, which is the basis of a reliable property valuation.

Legally secure real estate valuation for legal disputes and for tax purposes
A legally secure property valuation, which should stand up in court, should be carried out by a certified expert for property valuations. This expert is sometimes even provided by the court or you can look for a suitable one on the free market. He or she will draw up a market value appraisal in accordance with the Building Code which will stand up in court.
The advantage of a short expert opinion or a comprehensive expert opinion by a building surveyor is that it focuses on the property, land value, building fabric, yield and restrictions on use with detailed reasons, so that even an outside person who does not know the property can get an idea. Such a market value appraisal is always subject to a fee and usually involves rather a four-digit figure.
In the following cases, you will need a real estate valuation by a qualified expert for real estate valuations:
- legal disputes
- valuations in connection with an inheritance, divorce or donation
- compulsory auctions and partition auctions
- tax purposes
- accounting purposes
For a legally sound market value appraisal, the following documents and information must be submitted:
- Floor plan and living space calculation
- Address and site plan (cadastre)
- Building description (if available) and list of modernisations carried out with invoices
- extract from the land register (Grundbuchauszug)
- Energy certificate
- Copies of all building insurances
- Rental contract (if rented)
For condominiums additionally:
- Declaration of division (Teilungserklärung)
- House money statements and current business plan (Hausgeldabrechnungen und aktueller Wirtschaftsplan)
- Protocols of the owners’ meetings (Protokolle der Eigentümerversammlungen)
